Affordable housing is one of the most sought-after commodities in Missoula, and despite the frenetic real estate market, there actually are avenues to find the 'promised land' of affordable housing.

KGVO News spoke with Andrea Davis, Executive Director of Homeword on Monday to get answers on where low income residents can find affordable housing.

Davis described the current situation in Missoula for rental housing, according to the most recent report from the Missoula Organization of Realtors.

“We're looking at rents increasing by about $150 for apartments and about $300 for houses, just in the first quarter of the last quarter of 2021,” said Davis. “And then, like you had mentioned earlier, we're looking at (rental) vacancy rates of about one percent, or anywhere from zero to 1 percent in Missoula.”

One beacon of hope for low income Missoula residents is the Trinity complex currently under construction. Davis provided more details on the Trinity project.

“Not only are there conventional and market rate apartments and homes being built, but Homeword is part of a project that we're building called the Trinity apartments,” she said. “It has deed restricted homes that will be affordable for people that are earning extremely low income, such as people living on minimum Social Security, or social security disability income, all the way up to people earning 70 percent of the area median income, so people living and working in Missoula may be earning from $45,000 to $55,000 a year.”

Davis said the Trinity apartments will also have room for larger families.

“In that Trinity apartments project, there will be four bedroom apartments available, which is not something that we have seen built in a long time, and we're really excited to be able to offer those,” she said. “The Missoula Housing Authority is (currently) keeping an interest list for that project. People can get their names on there with the opportunity to be contacted for an application. We're going to start leasing up that apartment complex within the next six months.”

“The phone number is 406-549-4113 and that gets people to the front desk of the Missoula Housing Authority,” she said. “The callers just need to ask to be placed on the interest list for Trinity. And then also because the Housing Authority manages section eight rental assistance and has other resources, it would be a really great contact for people to get on the waiting list for those resources as well as soon as possible.”
